Getting a straight answer on boiler prices is harder than it should be, because the honest answer depends on your house as much as the boiler. Below are the real ranges we see across Hamilton and the wider South Lanarkshire area, what actually moves the price, and the Scotland-specific rules and funding that catch people out.
The figures below are fully fitted prices including the boiler, labour, flue, controls, system flush and VAT. They are typical ranges, not quotes, and the only way to know your number is to have someone look at your existing setup.
The single biggest jump is between a straight swap and a change of system type. Moving from an old back boiler or a tank-fed setup to a combi means new pipework, removing cylinders and tanks, and often making good in a cupboard or bedroom, which is where the extra day or two of labour goes.
Brand matters less than people expect. A Worcester Bosch, Vaillant or Ideal of the same output will not be hundreds apart at trade level, but the warranty can be, and a 10 or 12 year guarantee usually only stands if a magnetic filter is fitted and the boiler is serviced annually.
The bigger cost drivers are the awkward bits. Older Hamilton stock, particularly the pre-war semis and the tenement flats around the town centre, often needs the gas supply upgraded from an undersized run, or a flue routed a long way to a legal termination point away from a boundary or opening window. Sizing also matters: an oversized boiler costs more to buy and cycles inefficiently, so a 24kW or 30kW combi suits most three bedroom homes better than the 35kW unit someone tries to sell you.
The Boiler Upgrade Scheme grant you may have read about does not apply in Scotland. Our equivalent, the Home Energy Scotland grant and loan, is aimed at heat pumps, insulation and other renewables rather than gas boilers, so do not budget for a grant towards a straight gas replacement. If you are on certain benefits or in a hard to heat home, Warmer Homes Scotland is worth a call, as it can cover heating replacement for eligible households.
Certification also works differently here. In Scotland a like-for-like boiler replacement does not normally need a building warrant, but the work must meet the Scottish building standards, and your installer must be on the Gas Safe Register. Ask to see the card and check the back for the specific appliance categories. If you are making structural changes or converting a room, speak to South Lanarkshire Council building standards before work starts.
One local upside: the water supply across Lanarkshire is soft, so limescale damage to heat exchangers is far less of an issue than in the south of England. That means a scale reducer is rarely money well spent here, whatever a national firm's quote says.
Ask every installer for the same things in writing and the comparison becomes easy: boiler make, model and output, warranty length and what conditions apply to it, whether a filter and flush are included, how the old cylinder or tank is disposed of, and how many days the job takes. A price that is £600 cheaper usually has a shorter warranty, no filter, or making good excluded.
Be wary of anything quoted without a proper look at your home, whether that is an in-person visit or a video call showing the boiler, the flue outside, the gas meter and your mains water flow. Online instant quotes are a starting point, not a price, and the difference tends to appear on the day.
A straight combi swap is usually a single day. Converting from a tank-fed system to a combi, or removing a back boiler, typically takes two to three days because of the extra pipework and clearing out the old cylinder and loft tanks.
Most installers offer finance through a third party lender, commonly over two to ten years, and interest free options are usually limited to shorter terms. Always compare the total repayable against the cash price before signing.
If the boiler is under about eight years old and the fault is a single part, a repair is often the sensible call. Once it is past twelve years, parts are scarce and repeated repairs start eating into the cost of a replacement that will be noticeably cheaper to run.
